Inspection and marking

We check where the water drains and mark the sunken areas. We also look for the cause (an eroded base, poor drainage) so the sinking doesn't come back.

We lift the pavers

We lift the pavers in the sunken area one by one so we can reuse them. We protect the lawn and flower beds around it before we start.

Base correction

We compact the gravel base with a plate compactor and redo the sand bed. This is the most important step: a poorly compacted base means the sinking comes back.

Reset and joints

We set the pavers back level, compact them and redo the joints with HP NextGel polymeric sand. Before we leave, we clean everything up: there's nothing for you to pick up.

Why not wait

Sunken pavers aren't just a looks problem: water sits in them, which wears down the base and can make people trip or freeze into ice in winter. Every freeze-thaw winter makes the sinking a little worse. Our projects generally run between $800 and $4,500, depending on the surface and the condition of the pavers.

Cleaning, joints or releveling?

Before talking about releveling, you need to know what really happened to your pavers.

Moss, black stains, weeds or dull pavers: that is an interlock cleaning. The pressure wash removes everything, including the old sand in the joints.
Empty joints, sand washing away, ants or weeds in the joints: the joints need new sand, covered in our article on redoing joints. With us it is the same visit: after the wash, we put in fresh polymeric sand.
A few low spots or pavers that move: these are small spots for releveling, done during a restoration once the cause is found. Why interlock pavers sink. We look for the cause first: water and a poorly compacted base at the start are the most common.
The whole driveway is uneven, with highs and lows everywhere: that is no longer a cleaning or a releveling. When the base is uneven almost everywhere, the pavers have to be laid again, and that is not a job we take. Restore or replace.
The pavers are clean and you want to protect them: that is sealing, applied about 30 days after the sand. Never over dirty pavers, because the sealer would lock the dirt in.

Before you call us about a low spot

To tell a small spot from a big problem, look at this:

Where does the water go? Watch the pavers after a rain: water that collects is often the cause.
The downspouts: do they empty onto or beside the pavers?
How far it goes: a few low spots, or the whole surface uneven? In the second case, it is not a job we take. Restore or replace.
Photos: a few, close and from a distance, ideally after a rain.
