When we arrivedThe driveway and steps were grey and covered in algae. The joints were full of weeds and moss.

What stood outThe pavers on the curved steps had moved. A level set on top showed it. In a case like this, the most likely cause is a base that has settled over the years, or water seeping underneath that moves with freezing and thawing. You can never be 100% sure.

What we didWe moved the furniture out, then pressure washed in two full passes: a single pass leaves spots missed, and we wanted to clean the joints thoroughly, not just the stones. The steps were taken apart, the base was brought back to level and compacted, and the pavers were laid back (releveling).

The sand, then the sealerWe waited 24 hours after the last wash, plus two sunny days without rain, before laying the polymeric sand: three layers, compacted twice with a plate compactor whose polyurethane sole protects the pavers. The sand is watered in zones of about 50 sq ft, so every joint gets the same amount of water. About 30 days later, we came back to clean the pavers and apply the Techniseal sealer with a wet finish, in an even coat: too thin and you cannot see it, too thick and it leaves a white haze.
